Which city is winning real estate in 2026?
Abu Dhabi set records on sales and foreign money. Dubai got cheaper for new tenants. The numbers.
Short answer: they are winning different games. Abu Dhabi is setting records on sales and foreign money. Dubai is turning into a tenant's market in its most expensive districts.
Abu Dhabi: record deals, foreign money and off-plan
- AED 117 billion in real estate transactions in the first half of 2026, up 112% on the first half of 2025 (Abu Dhabi Real Estate Centre).
- Sales: AED 86.1 billion across 16,838 transactions. Mortgages: AED 26.7 billion across 8,876 transactions.
- Foreign direct investment: AED 13.8 billion, up 309%, more than the whole of 2025. Buyers came from 116 nationalities, up from 82. Top sources: UK, China, Russia, US, Germany, France.
- Q3 2026 homes (Savills): AED 21.5 billion in residential sales across 6,085 transactions. Value up 32% year on year while volume fell 7%, so fewer but bigger deals.
- 81% of Q3 home sales were off-plan. The average off-plan deal was AED 5 million, up 40% in a year. Deals above AED 10 million: 582, up 104%.
- Prices: apartments around AED 22,700 per square metre (+9%), villas and townhouses around AED 18,200 (+8%). Saadiyat apartments average AED 43,100 per square metre.
Dubai: a better year to be a tenant
- Property Finder asking rents for apartments, Q3 2025 to Q3 2026: Downtown Dubai −21.74% (AED 230,000 to AED 180,000), Dubai Marina −16.13%, Meydan −13.33%, Business Bay −12.5%, JVC −10%, Palm Jumeirah −4.76%, Dubai Hills Estate flat.
- Villas: asking rents fell in 8 of 10 communities. Arabian Ranches 3 −18.92%, Mohammed Bin Rashid City −15%, Dubai South −12.45%. Al Furjan +15.15% bucked the trend.
- The catch: renewals. Dubai Land Department data shows new-contract rents falling while renewal rents still rose (apartments about +3.4%, villas about +10.3%).
What this means for you
- Renting in Dubai: compare before you renew. A new contract in the same building can cost less than your renewal.
- Investing: most of Abu Dhabi's money is going into off-plan, at bigger ticket sizes. Look at payment plans, developer track record and handover dates, not just the launch price.
- Agents: Abu Dhabi buyers are increasingly foreign and spending more per deal. Fast replies and clean paperwork matter more than ever.
